Common questions in Chalgrove

Do you cover Chalgrove?

Yes, Chalgrove is one of the places we work. Every survey there gets the same written report with photographs.

Will you come out to Chalgrove?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Is it a problem to have an unused chimney?

There is no single answer. We record how the stack is doing and whether it is capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Chimney survey in Chalgrove: what you get

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. If you’ve noticed a stack that appears to lean and disused chimneys trapping moisture, a survey will tell you what’s going on.

Trees around homes in smaller places like Chalgrove drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What we look for on each type of roof

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two at a house, as part of a look at the roof around the stack. Parking around Chalgrove is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • If you’re buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch

What a chimney survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks
  • Flaunching

When to book a survey in Chalgrove

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.

Typical things we’re asked to look at include:

  • Worn or missing pointing
  • Damp patches on chimney breasts
  • Unused flues sealed without airflow
  • Gaps where the stack meets the roof

The streets around a church like Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before booking any roof surveyor

  • What the survey will not cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is added on top

Chalgrove homes and their roofs

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 4 miles north-east lies Adwell House, a reminder of how long the area around Chalgrove has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For site and facilities teams at buildings such as Chalgrove Community Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Chalgrove is about 7 miles south-west of Thame, in Oxfordshire. In Chalgrove, as across Oxfordshire, every roof gets the same careful survey. Our Oxfordshire coverage includes Chalgrove and the places around it. Our Oxford page covers surveys nearby.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
