Checking the roof from ground level

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

About our pre-purchase roof survey in Tidmarsh

The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, while you’re not yet committed. We survey on any day of the week, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey chimney stacks, natural slate and lead flashings and valleys, and people most often book us about old water stains in the roof space and gutters that overflow or drip at the joints.

Older buildings in small places like Tidmarsh may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, like when you want to compare after future work.

Signs you need a pre-purchase roof survey in Tidmarsh

Asbestos was banned in UK construction in 1999. It’s frequently found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Signs worth acting on include:

  • Sagging ridge lines or uneven roof slopes
  • Chimney mortar that has eroded
  • Gutters choked with leaves and moss
  • Slates or tiles that have slipped or gone

If your house is among the older ones in the streets near Church of St Laurence, the roof may have had decades of patch repairs, and the survey shows where they are.

  • How soon the report will arrive
  • Which parts of the roof they’ll actually see

What a good roof survey covers

Tidmarsh homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Mapledurham House, about 2.5 miles north-east, is one of the historic houses in the wider area around Tidmarsh. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Pangbourne station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Why act early in Tidmarsh

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. Older and listed buildings around Tidmarsh may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Questions from Tidmarsh

How do I find out if my home in Tidmarsh is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Tidmarsh in the area you cover?

Yes. We cover the whole of London and South East England, and Tidmarsh is part of that. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How long does a pre-purchase roof survey take?

On site, it normally takes between one and two hours at a typical home, and more on a big or complicated roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Share the report with your solicitor
  • Do not leave it until just before exchange
  • Ask for loft access on the day
  • Check the lease for roof repair responsibilities

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, especially where we’ve found patch repairs.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether the price should change, which is between you and the seller
  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors, services and rooms below the roof

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Tidmarsh frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Let us know about parking near the property
  • If it isn’t your property yet, arrange access through the agent
  • For a flat or shared roof, check access with the building owner or managing agent
