What we are asked to look at in Pusey

The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.

Things that frequently lead to a survey include:

  • Standing water on a flat extension roof
  • Blocked or leaking gutters
  • Damp timbers or stains in the loft
  • Gaps where slates or tiles have come loose

Take an older house close to Church of All Saints: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • When you’ll get the report
  • Which viewpoints they use to see the roof
  • Whether the loft space is looked at, where there is one
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

About our pre-purchase roof survey in Pusey

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on any day of the week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Common reasons to book are damp timbers or stains in the loft and standing water on a flat extension roof, on lead flashings and valleys, natural slate and flat-roofed extensions and dormers.

Older buildings in small places like Pusey may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere like Pusey needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Find any records of previous roof work
  • Jot down any questions you want answered

Pusey: your questions answered

How do I find out if my home in Pusey is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Pusey in the area you cover?

Yes. We cover the whole of London and South East England, and Pusey is part of that. You can call 07833 053749 or drop us an email with the address and a few details.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How long will you be at the property?

The visit normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll give you an idea of timing when booking.

Why get it checked now?

Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Older cottages and farmhouses around Pusey can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Pre-purchase roof surveys around Pusey

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Longworth House lies about 2.4 miles north-east, so building around Pusey goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Pusey is about 6 miles north-west of Wantage, in Oxfordshire. Roofs in Pusey get the same thorough look as anywhere else in Oxfordshire. Pusey is one of the towns and villages in Oxfordshire we cover. For surveys nearby, see our Oxford page.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What a pre-purchase roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s report
  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up

Roofs we survey in Pusey

  • Chimney stacks
  • Clay and concrete tiles
  • The roof space
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Natural slate

How the survey changes by roof type

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Chimney stacks

We inspect the outside of the stack, and it is not a flue or gas safety check. We will say if the flue needs a specialist.
