About our pre-purchase roof survey in Standlake
With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you’ve noticed slates or tiles that have slipped or gone and gutters that overflow or drip at the joints, a survey will tell you what’s going on.
Older buildings in small places like Standlake may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.
Common questions in Standlake
Is my home in Standlake listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Standlake?
Yes, Standlake is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
When is the best time to have the roof checked when buying?
Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.
Do you use drones?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Around Standlake, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
Preparing for the visit
- Keep pets in another room
- Show us where any leaks or stains appear
- Find any records of previous roof work

Advice
Why get it checked now?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Older cottages and farmhouses around Standlake can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What else we do in Standlake
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.
What this survey cannot tell you
In fairness, a roof survey has limits:
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Anything beyond the roof, which a full home survey covers
If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.
What this survey covers
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- Gutters and downpipes
- Clay and concrete tiles
- Natural slate
- Chimney stacks
- The roof space
Do you need a pre-purchase roof survey in Standlake?
Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
Typical things we are asked to look at include:
- Sagging ridge lines or uneven roof slopes
- Patch repairs that may hide an ongoing problem
- Standing water on a flat extension roof
- Lead that has worked loose at a wall or chimney
Take an older house close to St Giles' Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Choosing a roof surveyor
- What’s outside the scope of the survey
- Whether the inside of the roof is included
- Whether VAT is added on top
- Whether you get a written report with photos
Buying a home or a new roof in Standlake
Historic houses such as Longworth House, about 2.5 miles south, show how far back building in the area around Standlake goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
