Pre-purchase roof survey in Cookley Green: what you get
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos that show you exactly where. We explain each finding in plain English, so it is clear what it means for your purchase. We survey gutters and downpipes, chimney stacks and lead flashings and valleys, and common reasons people get in touch are sagging ridge lines or uneven roof slopes and gutters choked with leaves and moss.
Somewhere as small as Cookley Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the price should change, which is between you and the seller
- Confirmation of asbestos in cement sheets or soffits
- The condition of the rest of the house (that is a RICS home survey)
If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.

Your questions about pre-purchase roof surveys in Cookley Green
Do you cover smaller places like Cookley Green?
Yes, Cookley Green is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is my home in Cookley Green listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
What’s the best way to book?
To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
What we do, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Rural addresses near Cookley Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photos and recommendations before you exchange.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room
- Show us where any leaks or stains appear

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Cookley Green homes and their roofs
Historic houses such as Stonor Park, about 3 miles east, show how far back building in the area around Cookley Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Do you need a pre-purchase roof survey in Cookley Green?
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
People normally book a survey when they’ve noticed one of these:
- Gaps where slates or tiles have come loose
- A ridge or slope that dips
- Blocked or leaking gutters
- Blistered or split felt on a flat roof
If your house is among the older ones in the streets near Church of St Botolph, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
What to check before booking
- How they plan to inspect the roof safely
- Their report turnaround times
- Will they check the loft as well as the outside?
- Which limits apply to the survey

Useful tips for Cookley Green property owners
Nothing here needs a ladder. Our suggestions:
- Mention any deadline when you contact us
- Ask who repairs the roof under the lease
- Notice patches of new decoration in top-floor rooms
- Give your solicitor a copy of the report
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
