Stonor Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Stonor, from an experienced roof surveyor. You get a clear written report with photographs.
- Slates or tiles that have slipped or gone
- Gutters choked with leaves and moss
- Chimney mortar that has eroded
Pre-purchase roof survey in Stonor: what you get
Some roofs cannot be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. If you’re worried about slates or tiles that have slipped or gone and loose pots and cracked flaunching, a survey will tell you what’s going on.
Being in a small place like Stonor makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

What we look for on each type of roof
Natural slate
Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.
What a survey costs
When we price a survey, we consider:
- Features like valleys, chimneys, dormers and parapets
- Roof area
- Height and safe access
- The package you choose: Basic, Standard or Premium
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What to let us know when you contact us
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- What’s prompted the survey
- Any deadline, such as an exchange date
- Where water is showing inside, if it is
- The address and postcode of the property
When you’re ready to go ahead, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.
Your questions about pre-purchase roof surveys in Stonor
Is Stonor within the area you cover?
Yes, Stonor is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Stonor listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you go up on the roof?
Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.
Do I need a roof survey if I’m having a RICS survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It doesn’t stand in for a RICS survey.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Do you need a pre-purchase roof survey in Stonor?
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
Here are some of the things we see often:
- Flashings that have lifted or split
- Slipped or missing slates and tiles
- Cracked flaunching or crumbling chimney pointing
- Bitumen or mortar used in place of proper repairs
If your home is one of the older ones in the streets near Pishill Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before you book anyone
- Whether you get a written report with photos
- Is VAT included in the price?
- Their drone registration, if they fly one
- Their track record with similar roofs
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Local roofs and buyers in Stonor
West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Stonor has a long history of building, with Stonor Park about 0.5 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Honest limits
Some things can’t be seen without opening up the roof, and that sets some limits:
- What’s under the slates, tiles or felt
- Whether the price should change, which is between you and the seller
- The condition of the rest of the house (that’s a RICS home survey)
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and doesn’t.
What this survey covers
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Lead flashings and valleys
- Gutters and downpipes
- Natural slate
- Flat-roofed extensions and dormers
The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours at a typical house, with time for the loft where it can be reached. Rural addresses near Stonor can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Make sure the loft hatch can be reached
- Let us know about parking near the property
- Show us where any leaks or stains appear
