Pre-purchase roof surveys around Eynsham

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own one of the older houses in the streets near Church of St Leonard, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Blenheim Palace, about 4.1 miles north, is one of the historic houses in the wider area around Eynsham. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. If you own a rental within reach of Hanborough station, a written report helps before buying a rental or paying for a new roof on one.

About our pre-purchase roof survey in Eynsham

We survey roofs for buyers in Eynsham and across London and the South East. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or use the contact form. We survey flat-roofed extensions and dormers, natural slate and gutters and downpipes, and the problems we’re asked to look at most are blocked or leaking gutters and a ridge or slope that dips.

Bungalows, chalet bungalows and older cottages are common in smaller places like Eynsham, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Eynsham or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we can’t see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Anything beyond the roof, which a full home survey covers
  • Whether timbers meet design loads
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Flat-roofed extensions and dormers
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • Chimney stacks
  • The roof space

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Why it is worth a survey now in Eynsham

Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. Arranging work in a smaller place like Eynsham is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Let us know your timetable
  • Notice patches of new decoration in top-floor rooms
  • Give your solicitor a copy of the report
  • Find out whether the roof has been replaced or patched

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Eynsham: your questions answered

Is Eynsham in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Eynsham within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

What’s the best way to book?

Simply phone 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

How long will you be at the property?

The visit usually takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. We will confirm what to expect when we arrange the visit.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Parking around Eynsham is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Let us know where we can park nearby
  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand
