- Signs of past leaks inside the loft
- A ridge or slope that dips
Pre-purchase roof survey in Sydenham: what you get
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. All three include a written report with photographs and recommendations. If you’ve noticed bitumen or mortar used in place of proper repairs and blistered or split felt on a flat roof, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Sydenham may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about pre-purchase roof surveys in Sydenham
How do I find out if my home in Sydenham is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Sydenham?
Yes, Sydenham is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we will explain what’s needed.
Do you go up on the roof?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Sydenham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- For a flat or shared roof, check access with the building owner or managing agent

What a survey costs
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- If the survey needs thermal imaging or a drone
- Commercial roofs and larger buildings
- Which survey package you book
- How big the roof is
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
Helping us price your survey
These details help when you contact us:
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, like an exchange date
- Where any leaks, stains or damp patches show inside
- Pictures of the roof from a safe spot, if you have them
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
What we look for on each type of roof
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.
What a pre-purchase roof survey does not cover
In fairness, there are limits to any roof survey:
- A structural engineer’s report
- Walls, floors, services and rooms below the roof
- Whether the price should change, which is between you and the seller
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.
What we look at
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Gutters and downpipes
- Chimney stacks
- The roof space
- Natural slate
- Lead flashings and valleys
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Look for fresh paint on upstairs ceilings at viewings
- Find out whether the roof has been replaced or patched
- Ask for loft access on the day
- Pass the findings to your conveyancer
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
Pre-purchase roof surveys around Sydenham
About 2.4 miles south-west lies Adwell House, a reminder of how long the area around Sydenham has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
If yours is one of the older homes in the streets near Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Haddenham & Thame Parkway station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
