Warborough Pre-Purchase Roof Survey
Pre-purchase roof surveys in Warborough, with over 20 years’ experience behind it. You get a clear report with photographs.
- Worn or lifted lead flashings
- Signs of past leaks inside the loft
- Gaps where slates or tiles have come loose
The survey, step by step
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Warborough can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photographs and recommendations before you exchange.
Getting ready for the survey
- Find any records of previous roof work
- Mention any parking restrictions on your street
- If you’re buying, let the agent know when we are coming

Advice
Pre-purchase roof survey in Warborough
Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. If you’re worried about worn or lifted lead flashings and quick fixes on flashings and valleys, a survey will tell you what’s going on, whatever the roof.
Being in a small place like Warborough makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
Warborough: your questions answered
Is Warborough within the area you cover?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is my home in Warborough listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.
Does the weather affect the survey?
It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
When is the best time to have the roof checked when buying?
Once your offer has been accepted, and before exchange. That way you can still act on what we find.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Do you need a pre-purchase roof survey in Warborough?
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.
Problems we come across often include:
- Gutters that overflow or drip at the joints
- Flashings that have lifted or split
- Chimney mortar that has eroded
- Patch repairs that may hide an ongoing problem
The streets around a church such as Church of St Lawrence are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- What insurance they carry
- Will the report include photos?
- Which viewpoints they use to see the roof
Leave it or get it looked at?
Leaving it means judging the roof from the street. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you are tied in, with photos of anything that needs attention. Older cottages and farmhouses around Warborough can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Warborough homes and their roofs
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. With Brightwell Manor about 2.2 miles south-west, Warborough sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
