Roof by roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Pre-purchase roof survey in Turville

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. We survey lead flashings and valleys, gutters and downpipes and clay and concrete tiles, and people most often book us about gutters that overflow or drip at the joints and chimney mortar that has eroded.

Somewhere as small as Turville, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. Rural addresses near Turville can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

How to prepare

  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices
  • Leave side gates unlocked

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

Advice

When to book a survey in Turville

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

Look out for signs like these:

  • Flashings that have lifted or split
  • Damp timbers or stains in the loft
  • Quick fixes on flashings and valleys
  • Blocked or leaking gutters

If your home is one of the older ones in the streets near Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?
  • Their insurance cover

What a good roof survey covers

Pre-purchase roof surveys in Turville: local notes

The wider area around Turville has a long history of building, with Stonor Park about 2 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Common questions in Turville

Is my home in Turville listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Turville?

Yes. Turville is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How do I book a survey in Turville?

It’s easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll point you to the right survey. We survey on weekdays and at weekends.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Whether the price should change, which is between you and the seller
  • Whether timbers meet design loads

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

What we check

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks
  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys

Checking the roof from ground level

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Useful tips for Turville property owners

Nothing here needs a ladder. A few suggestions:

  • Share the report with your solicitor
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask the agent to check the loft hatch can be opened
  • Ask when the roof was last worked on

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
