- Flashings that have lifted or split
- A ridge or slope that dips
Pre-purchase roof survey in Cadmore End
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. Typical surveys look at roof slopes that look uneven or sagging and loose pots and cracked flaunching, across flat-roofed extensions and dormers, chimney stacks and natural slate.
Being in a small place like Cadmore End makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Leave it or get it looked at?
Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. For older village homes like those around Cadmore End, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before you book.
Why us?
- Surveys seven days a week
- Drones and thermal imaging where it applies

What a pre-purchase roof survey looks like in Cadmore End
Cadmore End is about 3 miles from Wycombe Air Park. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as West Wycombe Park House, about 2.8 miles east, show how far back building in the area around Cadmore End goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Landlords with a home close to Saunderton station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to Church of St Mary Le Moor: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Cadmore End is about 5 miles west of High Wycombe, in Buckinghamshire. Surveys in Cadmore End work the same way as everywhere we cover: a careful inspection, photos and a written report. We cover towns and villages across Buckinghamshire, from the larger towns to small villages. There is also a page for Reading.

Questions from Cadmore End
Is my home in Cadmore End listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Are there drone restrictions around Cadmore End?
That depends on where the roof is and on the weather. Wycombe Air Park is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we can’t promise any saving.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Do you go up on the roof?
Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where applicable.
What you can safely check yourself
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Different roofs, different checks
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.
Chimney stacks
Our chimney check is a visual one, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.

Practical tips
Nothing here needs a ladder. Our suggestions:
- Find out whether the roof has been replaced or patched
- Do not leave it until just before exchange
- Ask the agent to check the loft hatch can be opened
- Ask who repairs the roof under the lease
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
How we price pre-purchase roof surveys
Prices always include VAT. What changes the price is:
- Chimneys, valleys, parapets and other details
- Extensions, dormers and garages with roofs of their own
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours on an ordinary house, and more on a big or complicated roof. Somewhere like Cadmore End needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- If it isn’t your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed
