Freeland questions
Do you cover Freeland?
We do. The survey and report are the same in Freeland as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in Freeland is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
How long will you be at the property?
Allow about 1–2 hours at a typical home, and longer for a large or complex roof. We will confirm what to expect when we arrange the visit.
Do you use drones?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

How the survey changes by roof type
Gutters and parapets
A butterfly roof drains to a central valley gutter, typically to the back of the house. If yours does, we check that gutter and where it drains.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.
Practical tips
You don’t need to be a roofer to help. What helps most:
- Ask when the roof was last worked on
- Notice patches of new decoration in top-floor rooms
- Arrange the survey as soon as your offer is agreed
- Mention any deadline when you get in touch
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Pre-purchase roof surveys in Freeland: local notes
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you live in an older home near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Combe station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Signs you need a pre-purchase roof survey in Freeland
Rear extensions, dormers and garages often have flat roofs. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, especially when they’re only visible from an upper floor.
These are some of the problems a survey can pick up:
- Worn or lifted lead flashings
- A ridge or slope that dips
- Standing water on a flat extension roof
- Gutters that overflow or drip at the joints
With Blenheim Palace about 2.6 miles north-east, the area around Freeland has a long history. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

What happens on the day
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Freeland needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
- Let us know about parking before the day
