Combe Pre-Purchase Roof Survey
We carry out pre-purchase roof surveys in Combe and the rest of Oxfordshire. We survey on weekdays and at weekends.
- Worn or lifted lead flashings
- Loose pots and cracked flaunching
- Ponding, blisters or splits on a flat roof
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
Pre-purchase roof survey in Combe
Buyers in Combe and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, call 07833 053749 or email us. If you are worried about blistered or split felt on a flat roof and old water stains in the roof space, we can find out what’s behind it, whatever the roof.
For a small place like Combe, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.
After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What happens if roof problems are left?
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Outbuildings and barns around Combe are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Combe questions
Is Combe in the area you cover?
Yes, Combe is within the area we cover. We work right across London and South East England. You can call 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.
Is Combe within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you need access inside the house?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
Different roofs, different checks
Clay and concrete tiles
Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
What a survey costs
Prices vary from roof to roof, for these reasons:
- Whether thermal imaging or a drone is needed
- The number of roofs, including extensions and garages
- House, block, shop or office
- The size of the roof
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.
Helping us price your survey
Here’s what helps us most when you contact us:
- The property’s address and postcode
- Where water is showing inside, if it is
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date
To arrange a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

How it works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Combe, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Have any questions written down, so nothing gets missed
- Gather any invoices or paperwork from past roof work
- If it isn’t your property yet, arrange access through the agent
How to book
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or email us to find out.
