Pre-purchase roof survey in Jericho, Oxfordshire
Know where you stand with the roof before you decide what to do next. We carry out pre-purchase roof surveys in Jericho.
- Old water stains in the roof space
- Gaps where slates or tiles have come loose
- Blistered or split felt on a flat roof
Why it is worth a survey now in Jericho
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. In a smaller place like Jericho, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your roof before booking.
Why book with us
- Covered by professional indemnity and public liability insurance
- Surveys on any day of the week

Pre-purchase roof surveys for homes and businesses in Jericho
A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. If you’ve noticed old water stains in the roof space and gutters that overflow or drip at the joints, we can find out what’s behind it, on gutters and downpipes, lead flashings and valleys and flat-roofed extensions and dormers alike.
Houses in smaller places like Jericho can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a close look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Jericho questions
Does a conservation area affect roof work in Jericho?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Jericho within the area you cover?
Yes. Jericho is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
How long will you be at the property?
It usually takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
Will you fly a drone over my roof?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. For a survey in Jericho, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
Before the survey
- Leave side gates unlocked
- Jot down any questions you want answered
- Make sure pets are kept safely away

Advice
Checking the roof from ground level
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Asbestos testing of any kind
- How a seller will respond, or what the house is worth
- Defects hidden under coverings or inside walls without opening up
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and does not.

Practical tips
These tips come from what we see on roofs every week:
- Look for fresh paint on upstairs ceilings at viewings
- Tell us your exchange date as you book
- Book once your offer is accepted
- Ask for any paperwork for recent roof work
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.
After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
Jericho homes and their roofs
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Holywell Manor, about 0.9 miles east, is one of the historic houses in the wider area around Jericho. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. Take an older house close to St Barnabas Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Oxford station, a written report helps before buying a rental or paying for a new roof on one.

Prices for pre-purchase roof surveys in Jericho
To price your survey, we check:
- The shape of the roof and its details
- Whether thermal imaging or a drone is needed
- Whether it is a home or a commercial building
- The number of roofs, including extensions and garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
