Pre-purchase roof survey in Walton Manor: what you get

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there is safe access. You get a report with photos. We survey lead flashings and valleys, chimney stacks and natural slate, and common reasons people get in touch are damp timbers or stains in the loft and blistered or split felt on a flat roof.

Smaller places like Walton Manor frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Walton Manor or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Buying a home or a new roof in Walton Manor

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to a smaller place like Walton Manor is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

What affects the price in Walton Manor

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for your survey before you book.

What we need to know

If you can, have these to hand when you contact us:

  • When you need the report by
  • Where the property is, with the postcode
  • What made you get in touch
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

How the survey changes by roof type

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

What a pre-purchase roof survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings, boards or coverings
  • Anything beyond the roof, which a full home survey covers
  • Whether the price should change, which is between you and the seller

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and doesn’t.

What we check

  • The roof space
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes
  • Chimney stacks
  • Natural slate

Do you need a pre-purchase roof survey in Walton Manor?

The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It is a frequent finding on older houses and easy to miss from the ground.

Problems we come across often include:

  • Standing water on a flat extension roof
  • Gaps where slates or tiles have come loose
  • Sagging ridge lines or uneven roof slopes
  • Patch repairs that may hide an ongoing problem

Holywell Manor, about 1 mile south-east, is one of the historic houses in the wider area around Walton Manor. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Choosing a roof surveyor

  • What the survey won’t cover
  • How much experience they have with roofs like yours
  • Whether VAT is in the quoted price
  • Whether you can ask questions once you have the report

What’s in a roof survey

Walton Manor: your questions answered

Do you cover Walton Manor?

Yes, Walton Manor is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will you come out to Walton Manor?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How long will you be at the property?

Allow about 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll give you an idea of timing when you book.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

What if it rains on the day?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.

Landlords, agents and block managers in Walton Manor

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
