Pre-purchase roof surveys in Fringford

How a pre-purchase roof survey works in Fringford

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is often not the individual flat owner. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. If you are worried about old water stains in the roof space and gutters that overflow or drip at the joints, a survey will tell you what’s going on, on flat-roofed extensions and dormers, gutters and downpipes and chimney stacks alike.

Being in a small place like Fringford makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Roof by roof

Gutters and parapets

A butterfly roof drains to a central valley gutter, usually to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

Checking the roof from ground level

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

When to book a survey in Fringford

Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

A survey makes sense if you’ve noticed:

  • Blistered or split felt on a flat roof
  • Bitumen or mortar used in place of proper repairs
  • Lead that has worked loose at a wall or chimney
  • Slipped or missing slates and tiles

Take an older house close to Church of St Michael and All Angels: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

  • Whether VAT is added on top

Your questions about pre-purchase roof surveys in Fringford

Do you cover smaller places like Fringford?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Fringford?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to.

Simply call 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date.

Surveys for landlords and agents in Fringford

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or email us.

Why it is worth a survey now in Fringford

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Older cottages and farmhouses around Fringford can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What a pre-purchase roof survey looks like in Fringford

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Fringford, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
