Pre-Purchase Roof Survey in Tetsworth
A roof survey before you buy a house or flat for Tetsworth, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Slipped or missing slates and tiles
- A ridge or slope that dips
- Ponding, blisters or splits on a flat roof
About our pre-purchase roof survey in Tetsworth
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. If you’ve noticed sagging ridge lines or uneven roof slopes and slates or tiles that have slipped or gone, we can find out what’s behind it.
In a village or hamlet like Tetsworth, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later.

The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Tetsworth can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Clear the way to the loft hatch
- Unlock side gates and any roof access doors
- Have any questions written down, so nothing gets missed

Advice
Tetsworth homes and their roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. The wider area around Tetsworth has a long history of building, with Adwell House about 1.4 miles south. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Church of St Giles: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. For landlords with property near Haddenham & Thame Parkway station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Tips that help
These tips come from what we see on roofs every week:
- Let us know your exchange date when you book
- Ask when the roof was last worked on
- Check we’ll be able to get into the loft space
- Check the lease for roof repair responsibilities
Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

What affects the cost of pre-purchase roof surveys
When we price a survey, we consider:
- The shape of the roof and its details
- If the survey needs thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
- How tall the building is and how easy the roof is to see
Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
Booking your survey
A little information up front helps. Please include:
- Your postcode, so we can check access and travel
- The type of building and roof, like pitched or flat
- Where water is showing inside, if it is
- How the loft is reached, if there is one
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.
Tetsworth: your questions answered
Does a conservation area affect roof work in Tetsworth?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Tetsworth in the area you cover?
Yes. We work right across London and South East England, and Tetsworth is part of that. Just call 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
How do I book a survey in Tetsworth?
The quickest way is to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. We survey seven days a week.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Do you go up on the roof?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
Why get it checked now?
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. In a small place like Tetsworth, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
What you get with us
- Package prices that include VAT
- CAA-registered drone operator (Flyer ID and Operator ID)
- Surveys on any day of the week
- Two decades and more of roof surveys
Roof by roof
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
