Independent pre-purchase roof surveys in North Weston

Pre-purchase roof survey in North Weston

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’ve noticed damp timbers or stains in the loft and ponding, blisters or splits on a flat roof, a survey will tell you what’s going on, on natural slate, gutters and downpipes and chimney stacks alike.

Somewhere as small as North Weston, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

FAQs for North Weston

Will you come out to North Weston?

Yes. North Weston is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in North Weston is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do you inspect the roof from on top?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

How long will you be at the property?

On site, it typically takes an hour or two at a typical home, and longer for a large or complex roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. You need the report before you exchange, because after that the roof is yours to deal with.

What a pre-purchase roof survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the price should change, which is between you and the seller
  • Defects hidden under coverings or inside walls without opening up
  • Whether timbers meet design loads

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before booking. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles
  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks

Different roofs, different checks

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Why it is worth a survey now in North Weston

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. In a small place like North Weston, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Whether it is a home or a commercial building
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • Basic, Standard or Premium

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Booking your survey

Here’s what helps us most when you contact us:

  • Where the property is, with the postcode
  • What’s prompted the survey
  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors

Getting a price is simple: just phone 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like North Weston can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Make a note of anything you’d like us to look at
  • If it is not your property yet, arrange access through the agent
  • Show us where any leaks or stains appear

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Ask whether there are papers for past roof work
  • Share the report with your solicitor
  • Mention any deadline when you contact us
  • Don’t leave it until just before exchange

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Buying a home or a new roof in North Weston

About 3.9 miles south lies Adwell House, a reminder of how long the area around North Weston has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
