Pre-purchase roof survey in Curbridge, Oxfordshire
Need a pre-purchase roof survey in Curbridge? We can help, with a written report you can act on. Book a weekday or weekend visit.

- Flashings that have lifted or split
- Slates or tiles that have slipped or gone
What we look for on each type of roof
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.
Chimney stacks
We inspect the outside of the stack, and it isn’t a flue or gas safety check. If a flue needs testing, we will suggest who to ask.
Pre-purchase roof survey in Curbridge
Some roofs can’t be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey chimney stacks, clay and concrete tiles and the roof space, and common reasons people get in touch are gaps where slates or tiles have come loose and quick fixes on flashings and valleys.
Some older homes in villages like Curbridge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Curbridge, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- Jot down any questions you want answered
- For flats, make sure roof access has been agreed
- Leave a clear route to the loft

FAQs for Curbridge
Is Curbridge in the area you cover?
Yes, Curbridge is within the area we cover. We work right across London and South East England. You can call 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.
Do you cover smaller places like Curbridge?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
How long does the survey visit take?
On site, it usually takes between one and two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it as you book and we’ll plan the survey around it.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.
Before and after the survey
Small things make a difference. Our tips:
- Ask the agent to make sure the loft hatch can be opened
- Let us know your timetable
- For a flat, check who is responsible for the roof
- Ask for any paperwork for recent roof work
It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we have found patch repairs.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
Buying a home or a new roof in Curbridge
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Minster Lovell Hall, about 1.8 miles north, is one of the historic houses in the wider area around Curbridge. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. For an older house near a landmark such as Church of St John the Baptist, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Why get it checked now?
Lots of buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Around Curbridge, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
What you get with us
- Professional indemnity and public liability insurance
- More than 5,000 surveys completed
- Weekday and weekend surveys
- Package prices that include VAT
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
