Pre-purchase roof survey in Aston, Oxfordshire
We carry out pre-purchase roof surveys in Aston and the rest of Oxfordshire. Surveys run seven days a week.
- Gutters choked with leaves and moss
- Roof slopes that look uneven or sagging
- Chimney mortar that has eroded
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Pre-purchase roof survey in Aston: what you get
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We are often asked to look into signs of past leaks inside the loft and bitumen or mortar used in place of proper repairs, across gutters and downpipes, clay and concrete tiles and natural slate.
Somewhere as small as Aston, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Honest limits
A survey is a close look at the roof, but it can’t do everything. Its limits include:
- Whether timbers meet design loads
- Defects hidden under coverings or inside walls without opening up
- How a seller will respond, or what the house is worth
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.
What this survey covers
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Chimney stacks
- Gutters and downpipes
- The roof space
- Natural slate
What we do, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Aston often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Agree roof access with the managing agent if it is shared
- Unlock side gates and any roof access doors

Advice
Aston homes and their roofs
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. With Longworth House about 3.4 miles south-east, Aston sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you live in an older home near Church of St James, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Aston is about 4 miles south of Witney, in Oxfordshire. We carry out pre-purchase roof surveys for homes and businesses in Aston and the surrounding area. Aston is one of the places in Oxfordshire we cover. Oxford is in our area too.

For landlords and managing agents
Landlords, agents and building managers in Aston and across Oxfordshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or send us an email.
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we’ll plan the visit with that in mind.
How we price pre-purchase roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- Commercial roofs and larger buildings
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- Building height and the viewpoints available
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to let us know:
- What kind of property and roof it is
- Why you want a survey: buying, a leak, a storm or new work
- Whether there is a loft hatch, a shared roof or tricky access
- Your timetable, such as an exchange date
When you’re ready to go ahead, call 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

What else we do in Aston
Leave it or get it looked at?
Plenty of buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, so you can plan work before small faults get bigger. In a small place like Aston, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Aston questions
Is Aston in the area you cover?
Yes, Aston is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or email us and let us know about the property.
Will you come out to Aston?
Yes, Aston is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
Do you need to go inside the property?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
Do you go up on the roof?
Where it is safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
