How a pre-purchase roof survey works in Bampton
Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. If you’ve noticed quick fixes on flashings and valleys and loose pots and cracked flaunching, we can find out what’s behind it.
Around Bampton, you will mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

When to book a survey in Bampton
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
We are often asked to look at:
- Signs of past leaks inside the loft
- Blocked or leaking gutters
- Slipped or missing slates and tiles
- Roof slopes that look uneven or sagging
If you live in an older home near Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before booking any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is VAT included in the price?
- Their insurance cover
- What exactly goes into their report
What we can’t see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Confirmation of asbestos in cement sheets or soffits
- Anything beyond the roof, which a full home survey covers
- Whether the price should change, which is between you and the seller
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.
What we look at
- Clay and concrete tiles
- The roof space
- Gutters and downpipes
- Chimney stacks
- Natural slate
- Lead flashings and valleys
- Flat-roofed extensions and dormers
The survey, step by step
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Being in a smaller place like Bampton does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
How to prepare
- Leave a clear route to the loft
- If the roof is shared, arrange access with whoever manages the building
- Gather any invoices or paperwork from past roof work

Advice
Roof by roof
Lead flashings and valleys
Flashings are a common source of leaks, so we check each one closely. We photograph any that need work.
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Common questions in Bampton
Are there drone restrictions around Bampton?
Usually it comes down to two things: the airspace at the address and the weather. RAF Brize Norton is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone can’t fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
How do I find out if my home in Bampton is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Book once your offer is accepted
- Request records of any re-roofing
- Mention any deadline when you get in touch
- Ask the seller about past roof repairs
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.
After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
