When to book a survey in Weald

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

Signs worth acting on include:

  • Quick fixes on flashings and valleys
  • Ponding, blisters or splits on a flat roof
  • Cracked flaunching or crumbling chimney pointing
  • Worn or lifted lead flashings

Take an older house close to Church of St Mary: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before you book anyone

  • Are they insured for the work?
  • What the survey will not cover
  • How long the report takes to arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

Pre-purchase roof surveys for homes and businesses in Weald

Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. If you’re worried about roof slopes that look uneven or sagging and blistered or split felt on a flat roof, we can find out what’s behind it, on natural slate, flat-roofed extensions and dormers and clay and concrete tiles alike.

In a village or hamlet like Weald, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. Somewhere as small as Weald, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Check the loft hatch can be reached
  • Find any records of previous roof work
  • For a flat or shared roof, check access with the building owner or managing agent

Why act early in Weald

After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. For older village homes like those around Weald, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Weald

  • Two decades and more of roof surveys
  • Weekday and weekend surveys
  • Independent findings on the roof’s condition
  • Drone and thermal imaging surveys available

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings, boards or coverings
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Chimney stacks
  • Lead flashings and valleys
  • Clay and concrete tiles

Weald questions

Will you come out to Weald?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Weald listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will the roof report help me negotiate with the seller?

Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or send us an email.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Look for fresh paint on upstairs ceilings at viewings
  • Book once your offer is accepted
  • Find out whether the roof has been replaced or patched
  • Tell us your exchange date as you book

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

Buying a home or a new roof in Weald

Historic houses like Kelmscott Manor, about 4.2 miles south-west, show how far back building in the area around Weald goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
