Landlord roof surveys for homes and businesses in Weald

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told in advance. Your agent or you arrange access and we will say what we need as you book. Where we can’t get into part of the building, the report says so. If you’ve noticed blocked gutters over flats and leaking joints at party walls, a survey will tell you what’s going on.

Older buildings in small places like Weald may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

Shared chimney stacks

Chimney stacks are frequently shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Weald homes and their roofs

About 4.2 miles south-west lies Kelmscott Manor, a reminder of how long the area around Weald has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Deal with urgent items first
  • Keep roof outlets and gutters clear
  • Keep roof surveys on a rolling plan
  • Get legal advice on lease responsibilities

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Keep the roof space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere as small as Weald, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

  • Clear the way to the loft hatch
  • For flats, make sure roof access has been agreed
  • Let us know where we can park nearby

Advice

Common roof problems in Weald

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

A survey makes sense if you’ve noticed:

  • Choked outlets and gutters
  • Worn ridges, hips and verges
  • Failed flashings at walls and chimneys
  • Missing or loose roof coverings

Anyone responsible for a site like Bampton CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which viewpoints they use to see the roof
  • Whether VAT is in the quoted price
  • Their track record with similar roofs

What a good roof survey covers

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Confirming asbestos in older roof materials
  • Parts of the roof we can’t safely see or access
  • Structural calculations or an engineer’s report

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Common questions in Weald

Is Weald in the area you cover?

Yes. We survey roofs across London and South East England, and Weald is part of that. Just phone 07833 053749 or use the contact form and let us know about the property.

How do I find out if my home in Weald is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does this replace a RICS building survey?

No. Our survey covers the roof, not the whole building. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

What’s the best way to book?

The quickest way is to call 07833 053749 or use the contact form. Tell us the address and a little about the roof. Surveys run seven days a week.

Do you look in the roof space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.
