Gutter survey in Aston: what you get

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. We survey fascias and soffits, parapet and box gutters and valley gutters, and common reasons people get in touch are leaks at the gutter joints and downpipes that are split or coming away.

Older buildings in small places like Aston may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Useful tips for Aston property owners

These tips come from what we see on roofs every week:

  • Look for green streaks or damp patches on walls
  • Have gutters cleared at least once a year
  • Watch ceilings under valley gutters for fresh marks
  • Check downpipe clips are holding

You receive a written report with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Around Aston, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What we do, step by step

Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, it typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Aston can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Check we can get to the back of the property
  • Jot down any questions you want answered

Advice

Aston questions

Does a conservation area affect roof work in Aston?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover Aston?

We do. The survey and report are the same in Aston as anywhere else.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or use the contact form.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What this survey can’t tell you

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Damage hidden inside walls or behind boards
  • Underground drains, which need a CCTV drain survey
  • Parts of gutters that can’t be seen safely

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Fascias and soffits
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters

What affects the price in Aston

To price your survey, we check:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • Which survey package you book

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Your timetable, such as an exchange date
  • What kind of property and roof it is
  • What’s prompted the survey
  • The address and postcode of the property

Once you know what you need, ring 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Gutter surveys around Aston

Historic houses such as Longworth House, about 3.4 miles south-east, show how far back building in the area around Aston goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as Church of St James are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Aston and Cote Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
