How we price flat roof surveys

Prices vary from roof to roof, and it comes down to:

  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Flat roof survey in Aston

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. Common reasons to book are outlets that hold water back and leaks around rooflights, on upstands and outlets, single-ply membranes and GRP fibreglass.

Some older homes in villages like Aston are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

How the survey works

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Rural addresses near Aston can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

Advice

Different roofs, different checks

Felt and built-up roofs

A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it is weakest.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Flat roof surveys in Aston: local notes

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 3.4 miles south-east lies Longworth House, a reminder of how long the area around Aston has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you look after a building such as Aston and Cote Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Common questions in Aston

Does a conservation area affect roof work in Aston?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Aston in the area you cover?

Yes, Aston is one of the places we work. The survey and report are the same in Aston as anywhere else, and visits run on weekdays and weekends.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Should I worry about standing water on my flat roof?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

When to book a survey in Aston

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.

A survey makes sense if you’ve noticed:

  • Edge trims that have lifted or split
  • Gaps at upstands and abutments
  • Splits and cracks in the covering
  • Blistering in felt or asphalt

For an older house near a landmark such as Church of St James, the flat roofs on later extensions tend to wear out long before the main roof.

Before booking anyone

  • How soon the report will arrive
  • Whether the inside of the roof is included
  • How they plan to inspect the roof safely
  • Is VAT included in the price?

What a good roof survey covers

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Fragile surfaces, which we do not walk on
  • Whether the deck or joists are strong enough
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
