Flat roof surveys in Curbridge

About our flat roof survey in Curbridge

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey GRP fibreglass, upstands and outlets and mastic asphalt, and the problems we are asked to look at most are standing water left after rain and outlets that hold water back.

Somewhere as small as Curbridge, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Leave it or get it looked at?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Older cottages and farmhouses around Curbridge can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Your questions about flat roof surveys in Curbridge

Do you cover smaller places like Curbridge?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you carry out roof surveys in Curbridge?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How long is the visit?

Time on site depends on the roof; most visits take about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. The report is sent afterwards by email.

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Flat roof surveys in Curbridge: local notes

Minster Lovell Hall, about 1.8 miles north, is one of the historic houses in the wider area around Curbridge. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you look after a building like Our Lady of Lourdes Catholic Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that are not safe to walk on or view
  • Hidden layers beneath the covering

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What we look at

  • GRP fibreglass
  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about one to two hours for a house, with bigger or more complicated roofs taking longer. Rural addresses near Curbridge can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Let us know where we can park nearby
  • Keep pets in another room

When to book a survey in Curbridge

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Here are some of the things we see often:

  • Dips that suggest the deck is deflecting
  • Splits and cracks in the covering
  • Raised blisters across the surface
  • Damaged trims at the roof edge

The streets around a church such as Church of St John the Baptist are frequently among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
