Drone roof surveys in Curbridge

About our drone roof survey in Curbridge

A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. We check the loft from inside where it’s safe, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’re worried about moss and weeds taking hold up top and tired mortar and pots at the top of a stack, we can find out what’s behind it.

Older buildings in small places like Curbridge may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Make sure there’s room outside for the drone to take off
  • Let neighbours know about the flight if your roof is shared
  • Tell us the exact address as you book
  • Allow for a change of day in poor weather

The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

Roof by roof

Chimney stacks

Chimney tops are hard to see from the ground. A drone gets close to the pots, flaunching, pointing and flashings.

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. A drone keeps everyone off them.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Curbridge, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Before the survey

  • Keep pets in another room
  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch

How to book

Advice

When to book a survey in Curbridge

Big commercial and industrial roofs cover a lot of ground. The drone covers the surface area by area. That gives a clearer picture of the roof as a whole.

Signs worth acting on include:

  • Wind damage high on the roof
  • Flashings that have come away
  • Vegetation in valleys and gutters
  • Flat roofs on upper floors that hold water

For site and facilities teams at buildings such as Our Lady of Lourdes Catholic Primary School, a drone or thermal camera can show a large roof in a single visit.

Before booking anyone

  • What insurance they carry
  • Which parts of the roof they’ll actually see
  • Their report turnaround times
  • How much experience they have with roofs like yours

What a roof survey includes

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

What we need to know

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • What kind of property and roof it is
  • When you need the report by
  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

For landlords and managing agents

Landlords, agents and building managers in Curbridge and across Oxfordshire can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

Drones, thermal imaging and Curbridge roofs

Before any flight, we check the Drone Safety Map for airspace restrictions. The wider area around Curbridge has a long history of building, with Minster Lovell Hall about 1.8 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to Church of St John the Baptist: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Curbridge: your questions answered

Will you come out to Curbridge?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Curbridge is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you hold CAA registration for the drone?

Yes, we are. The CAA has issued us a Flyer ID and an Operator ID, and the drone itself is under 250g, kept within sight on every flight.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.
