Pre-purchase roof survey in Lewknor
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you’ve noticed bitumen or mortar used in place of proper repairs and blocked or leaking gutters, a survey will tell you what’s going on.
Being in a small place like Lewknor makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Pre-purchase roof surveys in Lewknor: local notes
Historic houses such as Adwell House, about 1.6 miles north-west, show how far back building in the area around Lewknor goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.

What a pre-purchase roof survey does not cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Confirmation of asbestos in cement sheets or soffits
- How a seller will respond, or what the house is worth
- What’s under the slates, tiles or felt
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.
Roof types and parts we check
- Clay and concrete tiles
- Lead flashings and valleys
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Chimney stacks
- Natural slate
- The roof space
How the survey changes by roof type
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
Tips that help
From years of surveys, a few habits stand out:
- Ask for any paperwork for recent roof work
- Ask for loft access on the day
- Let us know your timetable
- Pass the findings to your conveyancer
It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, especially where we’ve found patch repairs.
Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes between one and two hours for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Lewknor, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a report with photographs and recommendations, ready for you to use before exchange.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Make a note of anything you’d like us to look at
- Let us know about parking before the day
Book a survey
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Advice
When to book a survey in Lewknor
Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
Here are some of the things we see often:
- Roof slopes that look uneven or sagging
- Worn or lifted lead flashings
- Slates or tiles that have slipped or gone
- Loose pots and cracked flaunching
If you own one of the older houses in the streets near Church of St Margaret, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Lewknor questions
Does a conservation area affect roof work in Lewknor?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover Lewknor?
Yes, Lewknor is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.
What’s the best way to book?
Just phone 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
When should I book a pre-purchase roof survey?
Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.
How long does the survey visit take?
On site, it typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
Do you use drones?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
