Pre-purchase roof surveys for homes and businesses in Sun Rising

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey the roof space, lead flashings and valleys and flat-roofed extensions and dormers, and common reasons people get in touch are cracked flaunching or crumbling chimney pointing and quick fixes on flashings and valleys.

In a village or hamlet like Sun Rising, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

FAQs for Sun Rising

How do I find out if my home in Sun Rising is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Sun Rising?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Will you need to get into the loft?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is normally arranged through the agent or seller.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

How long will you be at the property?

The visit normally takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. We will give you an idea of timing as you book.

What’s the best way to book?

It’s easiest to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll point you to the right survey. We survey on weekdays, Saturdays and Sundays.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Common roof problems in Sun Rising

A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

People usually book a survey when they’ve noticed something like this:

  • Sagging ridge lines or uneven roof slopes
  • Gutters that overflow or drip at the joints
  • Slates or tiles that have slipped or gone
  • Patch repairs that may hide an ongoing problem

In and around Sun Rising, as anywhere, a roof is easiest to deal with when its problems are found early.

Choosing a roof surveyor

  • Are they insured for the work?
  • Is there a chance to talk the report through?
  • Is VAT included in the price?
  • Whether you get a written report with photos

What a roof survey includes

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Faults hidden behind ceilings, boards or coverings
  • How a seller will respond, or what the house is worth
  • Walls, floors, services and rooms below the roof

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What our survey covers.

What we check

  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • The roof space

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Sun Rising, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices
  • Buyers: confirm access with the estate agent or seller

Related advice

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Look for fresh paint on upstairs ceilings at viewings
  • Mention any deadline when you get in touch
  • Ask who repairs the roof under the lease
  • Give your solicitor a copy of the report

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
