Aldworth Pre-Purchase Roof Survey

A roof survey before you buy a house or flat in Aldworth, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.

  • Loose pots and cracked flaunching
  • Signs of past leaks inside the loft
  • Gaps where slates or tiles have come loose

Pre-purchase roof surveys for Aldworth homes and businesses

What we look for on each type of roof

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Flat roofs

Many homes have a flat roof somewhere, frequently over an extension. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Pre-purchase roof survey in Aldworth

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. You get a written report with photographs. We survey chimney stacks, lead flashings and valleys and clay and concrete tiles, and the problems we’re asked to look at most are ponding, blisters or splits on a flat roof and bitumen or mortar used in place of proper repairs.

In a village or hamlet like Aldworth, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How we price pre-purchase roof surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • Any need for thermal images or a drone flight

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Booking your survey

These details help when you get in touch:

  • When you need the report by
  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, like buying, a leak or storm damage

A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

How it works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Somewhere like Aldworth needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

How to prepare

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

Buying a home or a new roof in Aldworth

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Basildon Park, about 3.6 miles east, is one of the historic houses in the wider area around Aldworth. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Goring & Streatley station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Asbestos testing of any kind
  • Whether the price should change, which is between you and the seller
  • Anything beyond the roof, which a full home survey covers

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • Natural slate
  • Gutters and downpipes
  • Chimney stacks
  • The roof space
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys

When to book a survey in Aldworth

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

A survey can pick up problems such as:

  • Gutters that overflow or drip at the joints
  • A ridge or slope that dips
  • Old water stains in the loft space
  • Worn or lifted lead flashings

Take an older house close to St Mary's church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • Their track record with similar roofs
  • Which limits apply to the survey
  • Whether VAT is added on top
  • How long the report takes to arrive

Questions from Aldworth

Is my home in Aldworth listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Aldworth within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How long will you be at the property?

It usually takes between one and two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you need to go inside the property?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.
