Pre-purchase roof survey in Sparsholt, Oxfordshire

- Bitumen or mortar used in place of proper repairs
Pre-purchase roof survey in Sparsholt: what you get
If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. We survey natural slate, lead flashings and valleys and gutters and downpipes, and people most often book us about gutters choked with leaves and moss and standing water on a flat extension roof.
Older buildings in small places like Sparsholt may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Leave it or get it looked at?
A good many buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. In a place like Sparsholt, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
What you get with us
- Visits on any day of the week
- Two decades and more of roof surveys
- Clear package prices, inc. VAT
- An independent look at the roof

How the survey changes by roof type
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Sparsholt: your questions answered
Does a conservation area affect roof work in Sparsholt?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Sparsholt?
Yes. Sparsholt is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
How long will you be at the property?
It usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Does your survey replace a RICS home survey?
No. It is a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.
What we do, step by step
Every roof is different; as a rough guide, the survey takes about one to two hours at most homes, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. For a village or hamlet like Sparsholt, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Show us where any leaks or stains appear
- Make sure pets are kept safely away
- For a flat or shared roof, check access with the freeholder or managing agent

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
How we price pre-purchase roof surveys
Not every roof costs the same to survey, for these reasons:
- How many separate roofs there are, such as extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it is a home or a commercial building
- Basic, Standard or Premium
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for the job before booking.
Booking your survey
Before you get in touch, it’s useful to have:
- Where the property is, with the postcode
- Whether there’s a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
- When you need the report by
When you are ready to go ahead, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Walls, floors, services and rooms below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

Buying a home or a new roof in Sparsholt
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
In and around Sparsholt, as anywhere, a roof is easiest to deal with when its problems are found early. The streets around a church such as Church of the Holy Rood are often among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
