Pre-purchase roof survey in Stoke Row: what you get
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it’s clear what it means for your purchase. We survey natural slate, gutters and downpipes and flat-roofed extensions and dormers, and the problems we are asked to look at most are slipped or missing slates and tiles and quick fixes on flashings and valleys.
Being in a small place like Stoke Row makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Why it’s worth a survey now in Stoke Row
Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. In a place like Stoke Row, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What else we do in Stoke Row
Landlord and commercial surveys in Stoke Row
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays and at weekends, which helps when tenants work during the week.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
How the survey changes by roof type
Natural slate
Older slate roofs frequently have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.
Stoke Row homes and their roofs
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. With Greys Court about 2.7 miles east, Stoke Row sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
The streets around a church like Church of St John the Evangelist are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Before and after the survey
Over many surveys, some simple habits stand out:
- Mention any deadline when you contact us
- Watch for stains or fresh paint on ceilings below the roof
- Check the lease for roof repair responsibilities
- Ask the seller about past roof repairs
After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. Premium comes with a follow-up after 12 months.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
Common questions in Stoke Row
Do you cover smaller places like Stoke Row?
Yes. Stoke Row is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you cover Stoke Row?
Yes, Stoke Row is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
Do you inspect the roof from on top?
Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.
What happens on the day
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two for most houses; commercial roofs usually need 3–4 hours. Around Stoke Row, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

- The roof is inspected from each safe vantage point, inside and out.

Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
