Pre-purchase roof survey in Northmoor: what you get

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We are often asked to look into worn or lifted lead flashings and old water stains in the roof space, across gutters and downpipes, natural slate and chimney stacks.

Somewhere as small as Northmoor, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Share the report with your solicitor
  • Watch for stains or fresh paint on ceilings below the roof
  • Tell us your exchange date as you book
  • Ask whether there are papers for past roof work

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

What a pre-purchase roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Gutters and downpipes
  • The roof space
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate

How the survey changes by roof type

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

Your questions about pre-purchase roof surveys in Northmoor

Do you cover Northmoor?

Yes, Northmoor is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or drop us an email and tell us about the property.

Is my home in Northmoor listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you need to go inside the property?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Northmoor can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at
