About our chimney survey in West Challow

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check what can safely be seen and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. We survey shared and party-wall stacks, brick chimney stacks and lead flashings, and the problems we’re asked to look at most are loose, cracked or missing pots and bricks with flaking faces.

Older buildings in small places like West Challow may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Prices for chimney surveys in West Challow

To price your survey, we check:

  • The height of the building and how the roof can safely be seen
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • Whether it is a home or a commercial building

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Getting in touch

Here’s what helps us most when you contact us:

  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

For a price for chimney surveys in West Challow, ring 07833 053749 or send us an email. The address, the type of property and what you want to find out help us price the survey accurately.

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Rural addresses near West Challow can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Jot down any questions you want answered
  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it’s shared

Getting a price

When you are ready to go ahead, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Advice

Common questions in West Challow

How do I find out if my home in West Challow is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover West Challow?

Yes, West Challow is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or use the contact form with the address and some details.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How long is the visit?

It typically takes about one to two hours at a house, as part of a look at the roof around the stack. The report follows by email.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

When to book a survey in West Challow

Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

It is worth booking a survey if you’ve seen:

  • Bricks with flaking faces
  • Disused chimneys trapping moisture
  • Signs that a stack is leaning
  • Lifted or split lead flashings

If you live in an older home near Church of St Laurence, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book any roof surveyor

  • What exactly goes into their report
  • Their insurance cover
  • What happens after the report arrives
  • What the survey won’t cover

What’s in a roof survey

What a chimney survey looks like in West Challow

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building like St Nicholas CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces such as Betjeman Millennium Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Different roofs, different checks

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it’s adequate.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden damage within the stack
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a gas appliance or its flue is safe

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Brick chimney stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching
  • Shared and party-wall stacks
  • Lead flashings

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Note any damp on chimney breasts and when it appears
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Use a Gas Safe registered engineer for gas appliances
  • Ask for ventilated caps on redundant stacks

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
