Landlord roof survey in East Challow

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the roof space where there’s safe access. We’re often asked to look into cracked or leaning shared chimneys and flashings that have come away, across gutters and downpipes, shared roofs and blocks of flats.

Older buildings in small places like East Challow may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Your questions about landlord roof surveys in East Challow

Do you cover smaller places like East Challow?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is East Challow in the area you cover?

Yes, East Challow is one of the places we work. The survey and report are the same in East Challow as anywhere else.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs aren’t included, but contractors can price from it.

Will you say whether the freeholder or leaseholders should pay?

No. The lease usually decides who is responsible, and that is a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or send us an email.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What affects the cost of landlord roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • Roof area

Landlord roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

What to tell us when you contact us

Here’s what helps us most when you contact us:

  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat

Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

What happens if roof problems are left?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. For an older or listed building in a place like East Challow, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect an hour or two for a single let house, with blocks of flats taking longer. Somewhere as small as East Challow, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Different roofs, different checks

Shared chimney stacks

Chimneys often let water in at the flashings. We note what we can see.

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Landlord roof surveys in East Challow: local notes

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as St Nicholas CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Living close to Betjeman Millennium Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

When to book a survey in East Challow

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Most people get in touch after spotting something like this:

  • Chimney stacks in poor repair
  • Ponding or splits on flat roofs
  • Gutters overflowing onto walls
  • Leaking joints at party walls

If you live in an older home near Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • How long the report takes to arrive
  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
  • Will the report include photos?
