Gutter surveys in Watlington

About our gutter survey in Watlington

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey eaves gutters, fascias and soffits and valley gutters, and the problems we are asked to look at most are choked outlets or hopper heads and rotten fascias or stained soffits.

Trees around homes in smaller places like Watlington drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

How we price gutter surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • The property’s address and postcode
  • The type of building and roof, like pitched or flat
  • Pictures from the garden or a window, if you have them

Most bookings start with a short call: ring 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Look out for overflows when it pours
  • Check downpipe clips are holding
  • Don’t leave hidden gutters out of a clear-out
  • Book gutter clearing once a year, more often near trees

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it’s done.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Gutter surveys in Watlington: local notes

Historic houses such as Adwell House, about 3.2 miles north, show how far back building in the area around Watlington goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Watlington Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we are asked to look at in Watlington

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

These are some of the problems a survey can pick up:

  • Overflowing valley or parapet gutters
  • Overflowing eaves gutters
  • Gutters packed with leaves or moss
  • Brackets that have dropped or snapped

Take an older house close to Church of St Leonard: old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • Is VAT included in the price?
  • Whether the inside of the roof is included
  • How soon the report will arrive

What’s in a roof survey

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

The survey, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like Watlington is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have any paperwork from past roof work to hand

Is Watlington within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How do I book a survey in Watlington?

It is easiest to ring 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll take it from there. We survey on any day of the week.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or drop us an email to arrange it.

Will the survey check for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
