Gutter survey in Roke, Oxfordshire
A survey of gutters, valleys, outlets and downpipes across Roke, with drones and thermal imaging where they help. Get in touch for a price.
- Dripping or leaking gutter joints
- Blocked outlets and hoppers
- Valley or box gutters that overflow inside
Why get it checked now?
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. In a place like Roke, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

About our gutter survey in Roke
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about brackets that have dropped or snapped and leaves and moss blocking gutters, we can find out what’s behind it, on valley gutters, eaves gutters and fascias and soffits alike.
Older buildings in small places like Roke may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What we look for on each type of roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.
What happens on the day
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Roke, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
How to prepare
- Dig out any old roof reports or invoices
- Keep pets in another room
- Show us where any leaks or stains appear

Common roof problems in Roke
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.
Common reasons to book include:
- Water spilling over the gutter edge
- Leaking or loose downpipes
- Rotten fascias or stained soffits
- Dripping or leaking gutter joints
If you live in an older home near Church of St Helen, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Questions to ask before you book
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What experience they bring
- Whether the inside of the roof is included
- Will the report include photos?
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
FAQs for Roke
Is Roke within the area you cover?
Yes. Roke is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How do I find out if my home in Roke is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Will I get photos?
Yes. Photos are part of every report.
Do you check valley and parapet gutters?
Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Roofs, chimneys and gutters in Roke
Historic houses such as Brightwell Manor, about 3.4 miles south-west, show how far back building in the area around Roke goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For site and facilities teams at buildings such as Benson Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
