Questions from Fords Farm

Do you cover smaller places like Fords Farm?

Yes, Fords Farm is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is my home in Fords Farm listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

How do I arrange a roof survey in Fords Farm?

The quickest way is to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space.

Roof survey in Fords Farm

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. If you’ve noticed debris building up in roof valleys and leaning or weathered chimney stacks, a survey will tell you what’s going on, whatever the roof.

Around Fords Farm, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a smaller place like Fords Farm, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • For flats, make sure roof access has been agreed
  • Find any records of previous roof work
  • Move anything stored under the loft hatch

Roofs, chimneys and gutters in Fords Farm

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Historic houses like Mapledurham House, about 3.1 miles north, show how far back building around Fords Farm goes. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. Landlords with a home close to Reading Green Park station may find that the gap between tenancies is a good time to have the roof looked at. For businesses in and around places such as Broad Street Mall, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Ask about a flat roof on an extension or garage too
  • Keep the report with your property records
  • Gather any paperwork for past roof work
  • Mention any damp patches as you book

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Asbestos testing of any kind
  • An exact number of years the roof has left
  • A full building survey of the property

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.

Why it is worth a survey now in Fords Farm

Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. In a smaller place like Fords Farm, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Why us?

  • A written report with photos
  • PI and public liability insurance
  • 5,000+ roofs surveyed
  • An independent look at the roof

What you can safely check yourself

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
