Roof surveys for homes and businesses in Mapledurham
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. Typical surveys look at worn lead at chimneys and abutments and cracked or blistered flat roof coverings, across clay and concrete tiles, flat roofs and chimney stacks.
Some older homes in villages like Mapledurham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

When you need someone else
Some things can’t be seen without opening up the roof, and that sets some limits:
- Whether the roof structure meets design loads
- A full building survey of the property
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.
Roof types and parts we check
- The roof space
- Flat roofs
- Chimney stacks
- Ridges, hips and valleys
- Lead flashings
- Clay and concrete tiles
- Natural slate
What happens on the day
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. For a village or hamlet like Mapledurham, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- If you’re buying, check with the agent that we can get in
- Point out any leaks or damp patches
Arrange a survey
Once you know what you need, ring 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Advice
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Check the roof from the ground after storms
- Move stored items away from the loft hatch
- Let us know about past leaks
- Stay off ladders and the roof
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
Questions from Mapledurham
I let a flat near Tilehurst station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details.
Is Mapledurham within the area you cover?
Yes. Mapledurham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space, and Premium includes a drone where it applies.
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
What affects the price in Mapledurham
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- Any need for thermal images or a drone flight
- Basic, Standard or Premium
- Height and safe access
- The number of roofs, including extensions and garages
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
What we need to know
Here’s what helps us most when you contact us:
- Access details, such as a loft hatch or a shared roof
- Your postcode, so we can check access and travel
- Any marks or damp showing indoors
- What made you get in touch
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
Why get it checked now?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Outbuildings and barns around Mapledurham are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Mapledurham homes and their roofs
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. About 0.1 miles east lies Mapledurham House, a reminder of how long the area around Mapledurham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Tilehurst station, the gap between tenancies is a good time to have the roof looked at. If you run a business near Broad Street Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Homes near green spaces such as Round Copse can get more leaves in their gutters in autumn.
