Roof leak investigations for homes and businesses in Shinfield

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof frequently turns out to be the source. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. We survey flat roof details, rooflights and dormers and chimney stacks, and the problems we’re asked to look at most are staining where a gutter or parapet meets the wall and water that shows only in certain storms.

Chimney stacks on older houses around places like Shinfield can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

How it works

After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, most surveys take between one and two hours, more where the leak is intermittent or the roof is large. Homes around Shinfield frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Different roofs, different checks

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Chimney stacks

A stack has several possible ways in for rain. We check each one as far as we can safely see.

Your questions about roof leak investigations in Shinfield

How do I find out if my home in Shinfield is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Shinfield?

Yes, Shinfield is one of the places we work. The survey and report are the same in Shinfield as anywhere else.

How much does a roof leak investigation cost in Shinfield?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

What’s the best way to book?

Simply ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What happens if roof problems are left?

A leak that returns after a repair usually means the real source wasn’t found. We look past the obvious spot and check each likely route. That is often what breaks the cycle. In a smaller place like Shinfield, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.

Wind, rain and roofs in Shinfield

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the roof type helps narrow down where water may be getting in. Stratfield Saye House, about 4.5 miles south-west, is one of the historic houses in the wider area around Shinfield. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you run a business near The Oracle, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. If you live in an older home near Church of St Mary the Virgin, lead flashings, valleys and old chimneys are typical places for water to get in. Homes near green spaces such as Pearman's Copse can get more leaves in their gutters in autumn.
