Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How a chimney survey works in Knowl Hill

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. If you’ve noticed staining on walls around the chimney and flaunching that has broken away, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Knowl Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask for ventilated caps on redundant stacks
  • Have the flue swept and checked if you use the fire
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Check your stacks from ground level after strong winds

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Common questions in Knowl Hill

How do I find out if my home in Knowl Hill is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Knowl Hill within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Is it a problem to have an unused chimney?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. We check how it is capped and its condition, so you can decide with a builder what to do.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Does the report include photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

What a chimney survey looks like in Knowl Hill

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Harleyford Manor, about 3 miles north, is one of the historic houses in the wider area around Knowl Hill. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near Wargrave station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Saint Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Knowl Hill Church of England Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What happens if roof problems are left?

If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

What we look for on each type of roof

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it’s adequate.

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photos.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. Somewhere like Knowl Hill needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Getting ready for the survey

How we price chimney surveys

Not every roof costs the same to survey, for these reasons:

  • Roof area
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen
  • Which survey package you book

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

Getting the details right at the start saves time. It is useful to include:

  • Dates you are working to, such as exchange
  • Photos of the roof, taken safely from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
