Flat roof survey in Bockmer End: what you get
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed water getting in at rooflights and standing water left after rain, a survey will tell you what’s going on, on upstands and outlets, GRP fibreglass and EPDM rubber alike.
In a village or hamlet like Bockmer End, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

What we look for on each type of roof
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Prices for flat roof surveys in Bockmer End
What a survey costs depends on the time and equipment it needs. That comes down to:
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
- The shape of the roof and its details
- How many separate roofs there are, such as extensions, dormers and garages
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
What we need to know
Before you get in touch, it is useful to have:
- Your timetable, like an exchange date
- Any marks or damp showing indoors
- Where the property is, with the postcode
- How the loft is reached, if there is one
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
Flat roof surveys around Bockmer End
Bockmer End has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Harleyford Manor, about 1 mile south-east, is one of the historic houses in the wider area around Bockmer End. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Hotels and guest houses near Bockmer End can’t easily close rooms for a leak, so it pays to find faults before guests do. If you own a rental within reach of Marlow station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, the joins between later flat roofs and the old walls are where problems usually start.
Bockmer End is about 3 miles west of Marlow, in Buckinghamshire. Bookings from Bockmer End are handled just like any other: get in touch, agree the price and pick a day. Across Buckinghamshire, we cover Bockmer End. There’s also a page for Reading.

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What a flat roof survey doesn’t cover
A survey is a proper look at the flat roof, but it can’t do everything. Its limits include:
- An exact number of years the roof has left
- The condition of the deck or insulation hidden under the covering
- Whether the deck or joists are strong enough
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and doesn’t.
What we check
- Single-ply membranes
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
- GRP fibreglass
- Mastic asphalt
How the survey works
The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Somewhere as small as Bockmer End, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Keep pets in another room
- Check we can get to the back of the property
- Show us where any leaks or stains appear

Common questions in Bockmer End
Do you cover smaller places like Bockmer End?
Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you cover commercial flat roofs around Bockmer End?
Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How much does a flat roof survey cost in Bockmer End?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
How long is the visit?
It normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report follows by email.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
