What this survey can’t tell you

In fairness, a roof survey has limits:

  • Parts of the roof that aren’t safe to walk on or view
  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

What we check

  • Felt flat roofs
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber

Flat roof survey in Stud Green: what you get

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey felt flat roofs, EPDM rubber and GRP fibreglass, and the problems we’re asked to look at most are loose or cracked edge trims and blocked or damaged outlets.

Older buildings in small places like Stud Green may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two for a house, and longer for a large or complex roof. Around Stud Green, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at

FAQs for Stud Green

Do you cover smaller places like Stud Green?

Yes, Stud Green is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is my home in Stud Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. Where nothing visible explains the leak, the report says what to try next.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Why act early in Stud Green

A small split in a flat roof is usually a modest job when it is found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Roof by roof

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check how the covering is finished around each rooflight and upstand.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Signs you need a flat roof survey in Stud Green

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Common reasons to book include:

  • Splits and cracks in the covering
  • A sagging deck under the covering
  • Failed seals around rooflight kerbs
  • Outlets that hold water back

For site and facilities teams at buildings like Holyport College, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What to check before booking

  • Their insurance cover
  • Whether the loft is part of the inspection
  • Whether VAT is in the quoted price
  • Their track record with similar roofs

What to expect from a roof survey

Flat roof surveys in Stud Green: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. With Dorney Court about 2.7 miles east, Stud Green sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
