About our flat roof survey in Woolley Green

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey upstands and outlets, felt flat roofs and EPDM rubber, and the problems we are asked to look at most are upstands pulling away from walls and edge trims that have lifted or split.

In a village or hamlet like Woolley Green, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How we price flat roof surveys

We confirm the price for your survey before you book. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely
  • Basic, Standard or Premium

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

We will normally ask about:

  • Any deadline, like an exchange date
  • The property’s address and postcode
  • What kind of property and roof it is
  • What made you get in touch

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email.

What we look for on each type of roof

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Flat roof surveys around Woolley Green

The wider area around Woolley Green has a long history of building, with Harleyford Manor about 3.3 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you own a rental within reach of Maidenhead station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If your home is one of the older ones in the streets near Saint John the Evangelist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Manor Green School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

FAQs for Woolley Green

Do you cover smaller places like Woolley Green?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Woolley Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much does a flat roof survey cost in Woolley Green?

Our price is from £150, including VAT. You’ll know the price for the job before booking. For a price, ring 07833 053749 or email us.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Check ceilings under the roof for damp patches
  • Ask contractors to protect the roof if they work on it
  • Note where water lies after a downpour
  • Plan a survey before the covering reaches the end of its usual life

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys typically lasts longer.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. In a place like Woolley Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

Why book with us

  • Two decades and more of roof surveys
  • Over 5,000 surveys carried out
  • Drones and thermal imaging where it applies
  • Prices that include VAT

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Woolley Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Check pets are kept safely away
  • If it is not your property yet, arrange access through the agent
  • Move anything stored under the loft hatch
