How a gutter survey works in Woolley Green
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. If you are worried about rotten fascias or stained soffits and dripping or leaking gutter joints, we can find out what’s behind it, on eaves gutters, downpipes and fascias and soffits alike.
Somewhere as small as Woolley Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Your questions about gutter surveys in Woolley Green
Will you come out to Woolley Green?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Does a conservation area affect roof work in Woolley Green?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What’s in the report?
You get our findings in writing, part by part, with photos. The most urgent items are made clear.
Do you take photos of the roof?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
What happens after the survey?
The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
What a gutter survey looks like in Woolley Green
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 3.3 miles north-west lies Harleyford Manor, a reminder of how long the area around Woolley Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For landlords with property near Maidenhead station, the gap between tenancies is a good time to have the roof looked at. If you live near a park such as Ockwells Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
Woolley Green is about 2 miles south-west of Maidenhead, in Windsor and Maidenhead. Wherever you are in Woolley Green, we can come and survey your property, on a weekday, Saturday or Sunday. What this survey cannot tell you
In fairness, a roof survey has limits:
- Hidden sections we cannot view safely
- Pipes below ground level
- The inside of a downpipe along its whole length

- Parapet and box gutters
- Eaves gutters
Roof by roof
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.
What we do, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for most houses, or half a day or so for a commercial building. Rural addresses near Woolley Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- Buyers: confirm access with the estate agent or seller
- Check pets are kept safely away

What you can safely check yourself
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Common roof problems in Woolley Green
Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.
A survey makes sense if you’ve noticed:
- Gutters packed with leaves or moss
- Soffits marked by water
- Choked outlets or hopper heads
- Dripping or leaking gutter joints
If you look after a building such as Manor Green School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- Whether the roof space is looked at, where there is one
- Whether VAT is added on top
- What’s outside the scope of the survey
- Which viewpoints they use to see the roof
