Electronic Leak Detection in Woolley Green
Electronic leak detection around Woolley Green, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Gaps at membrane joints

- Breaches hidden under paving or planting
What happens on the day
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Rural addresses near Woolley Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
Preparing for the visit
- Let us know about parking before the day
- Clear the way to the loft hatch
- If you are buying, check with the agent that we can get in
Booking a survey
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

How electronic leak detection works in Woolley Green
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see, so your roofer can repair them. The results come in a report with photos. We’re often asked to look into breaches around outlets and penetrations and damp inside with no sign on the roof, on single-ply roofs, liquid-applied waterproofing and roof terraces and balconies.
In a village or hamlet like Woolley Green, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Local flat roofs in Woolley Green
Harleyford Manor, about 3.3 miles north-west, is one of the historic houses in the wider area around Woolley Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
Take a building like Manor Green School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. The streets around a church such as Saint John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Leave it or get it looked at?
Patching where you think the leak is frequently misses it. Testing shows where the membrane is actually breached. Around Woolley Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

- More than 20 years surveying roofs
Read how roof surveys are priced and two real surveys.
What a survey costs
All our prices include VAT. The things that change the price are:
- How tall the building is and how easy the roof is to see
- The shape of the roof and its details
- The size of the roof
- The number of roofs, including extensions and garages
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
What we need to know
If you can, have these to hand when you contact us:
- Where water is showing inside, if it is
- Access details, such as a loft hatch or a shared roof
- Your timetable, like an exchange date
- Why you want a survey: buying, a leak, a storm or new work
Every survey is priced before it is booked, so you know the cost up front. We quote electronic leak detection for each roof, as the method and time depend on the roof. To book, phone 07833 053749 or email us.
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
How the survey changes by roof type
Bituminous membranes
Bitumen roofs can frequently be tested electronically though the layers below matter.
Inverted and paved roofs
If the build-up rules out ELD, we will say so.

Signs you need electronic leak detection in Woolley Green
A breach can be left during installation. Testing before the roof is covered or handed over helps find them.
Typical things we are asked to look at include:
- Breaches hidden under paving or planting
- Leaks showing away from the breach
- Repairs that haven’t stopped the leak
- Breaches around outlets and penetrations
For landlords with property near Maidenhead station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Before you book anyone
- Whether any drone flown is registered with the CAA
- Whether the roof space is looked at, where there is one
- Which viewpoints they use to see the roof
- What they will not be able to tell you
Woolley Green questions
Is Woolley Green in the area you cover?
Yes, Woolley Green is one of the places we work. Every survey there gets the same written report with photographs.
Does a conservation area affect roof work in Woolley Green?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you look in the roof space?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.
Is my roof suitable for ELD?
ELD doesn’t suit every roof. Certain membranes are conductive and some roofs lack the layer the test needs. If your roof won’t work, we will say so at the start.
Will you walk on the roof?
Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
