Electronic leak detection in Holloway

Our ELD report shows where each breach was found, with photographs. Your roofer can then repair those points rather than guessing. We do not estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. Results come in a written report with photos. If you’ve noticed stains far from any visible defect and leaks through a flat roof with no obvious cause, we can find out what’s behind it, whatever the roof.

In a small place like Holloway, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Useful tips for Holloway property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Do not leave water getting in
  • Have roof specifications to hand
  • Make sure trades protect the waterproofing
  • Stay off the flat roof unless needed

You receive a report showing where each breach was found, with photographs. Pass it to your roofer to repair the breach points.

Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.

What electronic leak detection does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The extent of water in the insulation
  • Roofs whose membrane or build-up isn’t suitable
  • Sections we can’t safely access

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.

Roofs we survey in Holloway

  • Commercial flat roofs
  • Roof terraces and balconies
  • Green roofs
  • Single-ply roofs
  • Flat roof membranes
  • Liquid-applied waterproofing

What we are asked to look at in Holloway

A breach can be left during installation. Testing before the roof is covered or handed over helps find them.

Problems we come across often include:

  • Breaches around outlets and penetrations
  • Water coming in under a flat roof
  • Repairs that haven’t stopped the leak
  • Leaking laps in the waterproofing

Take a building like Burchetts Green CofE Infants' School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What a good roof survey covers

Roof by roof

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. Where the roof suits it, testing can find them.

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Flat roofs in Holloway

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses like Harleyford Manor, about 2.7 miles north-west, show how far back building in the area around Holloway goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Furze Platt station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark like Saint John the Evangelist, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Holloway: your questions answered

Is Holloway within the area you cover?

Yes, Holloway is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Holloway listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How does ELD work?

The waterproofing membrane normally stops an electrical current, so wherever there’s a hole, it passes through. That lets us find breaches that are too small to see.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can every flat roof be tested?

ELD does not suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof won’t work, we’ll say so before testing.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What happens on the day

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes more time on a big roof than a small one, with the construction of the roof playing a part too. Around Holloway, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

Before we arrive

  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear
