What affects the cost of flat roof surveys

Prices always include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • House, block, shop or office

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What to let us know when you contact us

Before you get in touch, it helps to have:

  • Any photos you have, taken from ground level or a window
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • Any marks or damp showing indoors

When you’re ready to go ahead, ring 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Flat roof surveys for homes and businesses in Taplow

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. Typical surveys look at leaks around rooflights and failed upstands where the roof meets a wall, across EPDM rubber, felt flat roofs and GRP fibreglass.

In a small place like Taplow, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Leave it or get it looked at?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Older cottages and farmhouses around Taplow can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Do you need a flat roof survey in Taplow?

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Look out for signs like these:

  • Failed upstands where the roof meets a wall
  • Blisters and bubbles in the covering
  • Cracked or split membrane
  • Failed seals around rooflight kerbs

If you look after a building like St Nicolas' Church of England Combined School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What’s in a roof survey

What we look for on each type of roof

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

Flat roof surveys around Taplow

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Taplow has a number of hotels within about a mile and a half, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

For landlords with property near Taplow station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church like Church of St Nicolas are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems usually start.

How it works

After the inspection, everything we found is written up as a report with photos, emailed to you. As for time on site, most surveys take an hour or two on an ordinary house, and more on a big or complicated roof. In a hamlet or village like Taplow, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Taplow questions

Can you look at the flat roof of a hotel or office near Taplow?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.

How do I find out if my home in Taplow is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How much does a flat roof survey cost in Taplow?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

How long will you be at the property?

It typically takes roughly 1–2 hours for a house, and more on a big or complicated roof. The report follows by email.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.
