Drone roof surveys in Windsor

What happens on the day

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In Windsor, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It’s useful to know about previous repairs, leaks or recent work, so time on site goes where it’s needed.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photographs and our recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Make sure we can get to the back of the property
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

How a drone roof survey works in Windsor

Our price is from £400, including VAT. The Premium Survey includes a drone inspection where applicable, along with structural analysis, a same-day report and an in-person consultation. There’s a 12-month follow-up as well. We’ll tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. Typical surveys look at lead work pulling away at abutments and flat roofs on upper floors that hold water, on flat roofs on upper floors, large and complex roofs and valleys and parapet gutters.

In a town like Windsor, the roofs that are hardest to see are often on taller buildings, steep slopes or the backs of terraces. Close-up drone photos and thermal images show what binoculars from the pavement cannot. Each needs the right weather, so the date is set with the forecast in mind. Rear slopes over back additions are a common example, as they’re rarely visible from the street.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we look for on each type of roof

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. We photograph them closely, as far as the flight allows.

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. With a drone, nobody has to go near them.

Drone roof surveys around Windsor

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Before any flight, we check the Drone Safety Map for airspace restrictions.

St Leonard's Hill, about 1 mile south-west, is one of the historic houses in the wider area around Windsor. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera does not touch the roof itself. For hotels and guest houses around Windsor, a roof problem found early is far less disruptive than one found by a guest.

Useful tips for Windsor property owners

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Tell us the exact address as you book
  • Keep pets indoors during the flight
  • Let neighbours know about the flight if your roof is shared
  • Book early if you’re near an airport

The Premium Survey report comes the same day. It includes the drone photos where a flight was possible.

Keep gutters, valleys and outlets clear, especially in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

Windsor: your questions answered

Is my home in Windsor listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Windsor?

Yes, Windsor is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Can a drone see inside my loft?

No. It sees only the outer surfaces. The underside tells us things the drone cannot, so we check the loft too where we can.

Is a drone roof survey a thermal survey?

Not as part of the drone survey, which is about close-up photos. For thermal imaging, look at the Premium Survey or our thermal roof survey.

What’s in the report?

A written report with photos, explaining the condition of the roof, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the roof.

What a drone roof survey doesn’t cover

To be straight with you, there are limits to any roof survey:

  • Flights in a restricted zone without permission
  • Flights in high wind or heavy rain
  • Close-up photos of next door’s property

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.

What we look at

  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks
  • Large and complex roofs
  • Flat roofs on upper floors

What we are asked to look at in Windsor

Steep and tall roofs are hard to inspect safely. Tall townhouses, blocks of flats and offices are typical. We fly from the ground and bring the camera close to the roof.

A survey makes sense if you’ve noticed:

  • Debris building up in hidden gutters
  • Ridge and hip pieces working loose
  • Lifted or split lead flashings
  • Slates or tiles shifted by high winds

If you look after a building such as St Edward's Catholic First School, big roofs are where photos from the air and thermal images show the most at once.

What to check before booking

  • What they will not be able to tell you
  • What happens after the report arrives
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is added on top
