Beggar's Bush questions

How do I find out if my home in Beggar's Bush is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Beggar's Bush?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

About our gutter survey in Beggar's Bush

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely, from the ground, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We are frequently asked to look into choked outlets or hopper heads and dripping or leaking gutter joints, on eaves gutters, outlets and hoppers and valley gutters.

Some older homes in villages like Beggar's Bush are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Gutter surveys around Beggar's Bush

The wider area around Beggar's Bush has a long history of building, with St Leonard's Hill about 4.3 miles north. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Holy Trinity CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Silwood Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What we cannot see

To be straight with you, a roof survey has limits:

  • Hidden sections we can’t view safely
  • Rot or damp concealed behind fascias or inside walls
  • Pipes below ground level

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Valley gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes
  • Eaves gutters

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours for a house, and about three to four hours for a commercial roof. Older roofs in small places like Beggar's Bush can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. You get a report with photos and recommendations.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Find any records of previous roof work
  • Clear the way to the loft hatch

Advice

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which can make access easier.

Landlords, agents and building managers in Beggar's Bush and across Windsor and Maidenhead can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.

Different roofs, different checks

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check the joints, brackets and falls.

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. Older and listed buildings around Beggar's Bush may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
